The Bertrand Housing Authority is pleased to announce the opening of the Sunset View Villa! The new apartment complex was made possible through the Nebraska Affordable Housing Trust (NAHTF), along with South Central Economic Development District (SCEDD), Phelps County Development Corporation (PCDC), Bertrand Community Builders, the Nebraska Department of Economic Development, and the Village of Bertrand.

NAHTF Units Rent: $1,075/month
Market Rate Units Rent: $1,250/month
Rent includes all utilities, yard maintenance, and snow removal. Phone, cable, internet services are contracted by the Tenant seperately.
Units are considered ADA accessible-built. Bathroom handrails may be requested for installation at no charge.
All units face west towards Marshall Avenue, Bertrand, NE.
Application Process
Every applicant must complete the BHA Sunset Villa Application for Occupancy and meet the required application guidelines before being considered for residency.
Phelps County 2023 Household Income Limits
Three of the five units are designated as Nebraska Affordable Housing Trust Fund (NAHTF) and must have tenants that qualify at or below 120% of the AMI (Area Median Income) as defined by HUD for Phelps County. Combined household income may not exceed the listed amount. The remaining two are considered ‘Market Rate’ units and do not have income restrictions.
No more than 4 persons of an immediate family may reside in a 2-bedroom unit, per federal HUD standards, and must be listed on the BHA Sunset Villa Application for Occupancy.
Tenant Application Requirements: all steps must be completed before application is reviewed
- BHA Sunset View Villa Application for Occupancy – All applicants must complete the Income Eligibility sections IV and V before consideration as an applicant. Based on unit availability, an applicant may be placed in a Market Rate unit at the rental rate, if a NAHTF Rate unit is not available. Application Includes:

* Verification of Employment of Applicant and Co-Applicant (if applicable)
* Household Income Sources & Assets Listing: as outlined in the Application for Occupancy - Credit Report – recent within 3 months, available for free from one of the main credit service agencies: Equifax, Experian, or TransUnion.
